What is driving the market right now?
- The impact of Otthonstart: The 10% down payment and the 3% interest rate cap have fundamentally rewritten the rules of the game. After the initial surge, the market is expected to consolidate: alongside more affordable projects, the premium segment is also seeking new directions.
- The end of the "Just-in-Case" era: companies no longer leave their supply to chance, so instead of goods arriving "just in time" they seek to build up safety stocks in their warehouses. This also requires warehouse capacity, and moreover, due to the rise of Chinese webshops, these warehouses need to be as close to the city as possible, practically "next door", so that your parcel can arrive within hours.
- AI moves into the living room: The buildings of the future will heat themselves based on meteorological data, optimise their electricity consumption, and drastically reduce operating costs. According to Zoltán Radnóty, AI will also transform office work, which in turn feeds back into demand on the office market.
